Why a Limited Number of Mountain View Projects

The depth this site is built around — knowing exactly where a slab’s radiant loop runs, which permit desk to call, which streets sit in a historic district — comes from staying narrow. Palo Alto and East Palo Alto are where we go deepest. Mountain View is close enough, and similar enough in housing stock, that we can bring the same standard of work there without spreading thin, but we deliberately keep it to a limited number of projects a year rather than advertising it as a second home market.

Mountain View’s Eichler Tracts

Mountain View has roughly 275 Eichler homes across two tracts built almost twenty years apart, with genuinely different construction details:

Both are still slab-on-grade construction, and Bell Meadows’ later atrium models add an enclosed courtyard into the floor plan that the earlier Monta Loma homes don’t have — worth flagging early if a kitchen remodel is meant to open toward that atrium. Older & Character Homes Near Downtown

Outside the two Eichler tracts, Mountain View’s older housing stock concentrates around Old Mountain View and Waverly Park — Victorian, cottage, and Craftsman-era homes close to Castro Street, and larger mature single-family lots with more breathing room than the denser blocks nearer downtown. As in Palo Alto, an older home here means checking whether it’s individually listed on the city’s historic inventory before finalizing a layout that touches the exterior.

Mountain View’s Permit Process

Mountain View is a separate city with its own Building Division and its own permit submittal process — not an extension of Palo Alto’s. A few differences worth knowing:

  • Cosmetic-only work is exempt. Countertop replacement alone, or cabinet refacing with no plumbing changes, doesn’t require a permit. Cabinet replacement, layout changes, and new circuits do.
  • Review timelines are scope-dependent. A full renovation typically gets city comments back in about 3 weeks; a like-for-like replacement is faster, usually around 3 business days.
  • Exhaust hoods need a mechanical permit if they vent outside — the vent has to terminate at least 3 feet from any other opening into the building.
